BOOKING TERMS AND CONDITIONS
Terms and Conditions governing the agreement for the Rental of Self‐Catering Properties managed by Compass Cottages.
You must identify to us the “head” guest with whom all correspondence will be exchanged. At the time of booking you will tell us the names of all other guests and the ages of all children under 12. We accept well‐behaved pets by arrangement. No additional guests or pets will be accommodated without our prior written consent.
Payment of Rental Monies and Damages deposit
A non‐refundable 50% deposit of the agreed rental money is due on booking with the balance of the agreed rental being due 6 weeks before the day of arrival, together with a £500 damages cheque per property. This cheque will be paid into Compass Cottages’ Business Account and returned after your visit and once the Cottage/s have been checked. Monies will not be deducted for general wear and tear or minor accidental breakages. Whilst the owners’decision on this matter will be final, we will endeavour to discuss any known damage with you and agree a fair sum. It helps us considerably if you draw to our attention any faults or damage as early as possible during your stay.
If you cancel your booking in writing after effecting payment we shall use reasonable efforts to re‐let the property. If we are unable to re‐let then we shall be entitled to keep any rental monies paid. If we are able to re‐let the property we will credit any sums received, less an administrative charge of £50. We are in the business of letting property and we have no intention of cancelling any bookings. However, if circumstances change and the property becomes unavailable for any reason we do reserve the right to cancel at any time. In the unlikely event of this occurring we shall refund any sums paid in full. Under no circumstances will we be responsible for cancellations brought about by circumstances beyond our control such as fire, flood or other damage that renders the property unfit for occupancy and we will not be responsible for any cancellation consequent upon any travel restriction that might be imposed by official order arising eg. from foot and mouth, avian flu or other communicable diseases, nuclear attack or terrorist activity. In the event of cancellation occurring in these circumstances we shall refund all monies paid. If you fail to arrive for your holiday then no refund shall be payable in any circumstances.
Arrival and Departure
Normally we expect guests to arrive after 1600 and to vacate by 1000 on the days of their arrival and departure. We are happy to consider requests to vary these times subject to the needs of other guests and our cleaning schedules. If you fail to turn up and have failed to notify us by midnight on the day of your expected arrival, we shall treat this as a cancellation.
Children and infants are welcome at all our properties. Travels cots and high chairs are available at no extra cost (pre‐booking is advised). Please note that at Streele Farm no children under the age of 12 will be allowed in the Games Room. All children over the age of 12 must be supervised by an adult (18+ years) at all times.
Children must be supervised at all times in the pool, communal areas and fields at Streele where we have deep ponds and streams.
Cleaning and Linen
All linen, towels and pool towels are provided. Bed linen, towels and other linen will be replaced weekly. We will of course be cleaning our properties after our guests vacate but we do expect reasonable standards of cleanliness throughout our guests’ stay. Kitchens should be left clean with crockery and utensils washed and put away. Barbeques should be left clean and covered. Rubbish disposal should be in accordance with the instructions in the information pack located within each property. We reserve the right to raise a supplementary cleaning charge in the event of our guests failing to observe these requests.
Communal Areas and Use of Property
We have a portfolio of luxury properties and each is equipped with a guest information pack which contains information for the use of the particular property and other suggestions. We have some “do’s and don’ts” specific to some properties (eg. speed limits where access might be in proximity to children or livestock, safety around pools, ponds and other natural hazards) and we would ask you to read these packs for your own benefit and safety and also to ensure that all members of the party are familiar with these Terms and Conditions and the contents of our information pack.
Guests using the Games Room, swimming pool and tennis court facilities are requested to leave these areas neat and tidy to ensure enjoyment for all resident guests.
Our 5‐star properties are well‐equipped and in immaculate condition throughout. Every effort will be made to ensure that all contents, fixtures and fittings are in good condition for your arrival. Should there be any defect, damage or item obviously missing or unfit for use, then please bring this to our attention as soon as possible after your arrival, either in person or by telephone. We expect fair wear and tear and accept that accidents can sometimes happen but we do expect our guests to bring to our attention any damage that has occurred during their stay and to offer financial restitution where fault lies with them.
Our properties are not registered for the disabled. However, most have downstairs bedrooms and bathrooms with some steps at ground floor level.
We carry public liability insurance but guests use our properties and surroundings, and park their vehicles, at their own risk. Your valuables and personal effects on our premises or within vehicles are not insured under our own policies and we can accept no responsibility for loss or damage to your property, however caused.
The swimming pool is used entirely at guests’ own risk.
Owners’ Right to Refuse Access
We expect our guests to behave reasonably when staying with us. If for any reason we find that our guests are, in our judgement, behaving in an unacceptable way, or their pets are causing a nuisance to our livestock or property, then we shall ask you to leave with no refund of monies paid. Where facilities are communal at Streele, the owners reserve the right to use these privately at any time of their choosing. Any guests abusing communal facilities will be asked to leave with no refund of monies paid.
We allow one well‐behaved pet per booking/property by prior arrangement. We request that owners bring their own bedding for their pets and ensure that pets are kept from soft furnishings and beds and remain on lower floors (where applicable). Pets should always be kept under control (at Streele Farm we have livestock) and we expect owners to clear up any mess from our formal garden areas and public paths.
In our UK and France properties, our swimming pools will normally be in use from May to October inclusive. Please check at the time of booking for exact dates.
Unless under the terms of your booking, you have agreed to pay for utilities in addition (gas, electricity, telephone, air conditioning (where fitted), oil and water) the rental sum includes such expenses.
Visitors in reasonable numbers are permitted by prior arrangement, but not overnight. For security purposes we need to know when visitors are expected. To avoid congestion and misunderstanding, facilities (pool and pool area, tennis court and Games Room) can only be used by guests staying in the properties, unless agreed by prior arrangement with the owners. At Streele Farm the owners are resident and reserve the right to use communal facilities privately at any time of their choosing.
These terms and conditions are governed by English law and the English Courts shall have exclusive jurisdiction to determine any dispute which might arise hereunder.
